Distribution center planned for site off Salzman Road

Road-widening a possibility as traffic increases.

MONROE — Industrial Development International plans to build a 720,128-square-foot warehouse and distribution facility on a 40-acre site in Monroe. The Atlanta-based company will build the warehouse and distribution center with some offices on 40 acres of a 81 site it owns south of Ohio 63 off Salzman Road.

The Monroe Logistics Center A building, which is being built with no specific user in mind at this time, is scheduled for completion by December, said Kevin Chesar, Monroe's director of development.

Additional improvements call for the widening of Salzman Road and a turning lane on Ohio 63 to help move traffic in and out of the site, Chesar said. The project also calls for an initial 170 parking spaces on the northeast part of the site — zoned light industrial — with another additional 170 spaces to follow, he said.

"If they only lease half the building then they only need those initial parking spaces. They want to build them (the parking spaces) as their tenants come in," he said.

Ben Chrin, a spokesman for IDI, could not be reached for comment.

By a 4-0 vote April 15, Monroe's Planning Commission approved a site plan application submitted by IDI for industrial warehousing and offices in the Monroe Logistics Center, along with several conditions that include:

• Granting a waiver to allow for 9x18 feet parking stall sizes for the initial 170 spaces with further parking stall size subject to zoning enforcement officer review;

• Approval of minor changes to landscaping, parking, screening and site plan by the zoning enforcement officer;

• Granting a waiver for public utilities and underground facilities to allow for above ground electric poles due to topography issues;

• Future tenant(s) seeking zoning approval based on uses permitted in the light industrial district as well as the development agreement.

Future plans also call for a 500,000-square-foot facility to be built on the site, Chesar said.
